Stanhope Gate Architecture has been commissioned to transform an office complex into a luxury hotel. The site comprises a Grade II listed building located within the Birdcage Walk Conservation Area.

The scheme proposes the change of use from B1 Offices to C1 Hotels, and includes demolition of the internal structure and non-original rear facades, retention of the listed north and west facades, reconstruction of the modern rear facades and a single storey basement extension. The building will be redeveloped to provide a new, luxury, boutique hotel comprising of approximately 53 guest bedrooms, restaurant, bar, spa and fitness area. The existing building is currently in office use.

The design has been to retain and repair the existing historic facades to secure its longevity; to replace the unsympathetic modern extensions to the rear with more appropriate additions with improved massing and detailing, providing an improved streetscape; to provide a new, high quality, durable and energy efficient building fit for contemporary needs; and to provide an improvement to the public realm through a scheme of hard landscaping and planting.
